    That is my other fear. In the 80's we had the fed and drought working against us. In the future it will not only be the fed but the whole government working against us!

    You are talking about strictly a cash flow basis, it seems. If you add in historical land appreciation of 3% per annum, then that 1% becomes 4%.

    However, if land values are too high and are coming down, then you are in a negative return situation for the next decade or two.
